This is a major Redevelopment envisaged by CPWD. In view of the locational setting, traffic and better integration, a service road along the site for better circulation and connectivity was planned. It was important to reroute city level traffic to make the site contiguous, free of through traffic. It was important to identity existing internal roads of this 52.8 acres land and plan around it. A 4.2 acres strip in eastern artery was dedicated for commercial zone, and this was deliberately designed to human scale.
Existing trees were retained in the masterplan by creating an East- West pedestrian green walkway. A central oasis of green lung park is proposed to encourage community activity. The units were complied with CPWD model/Typology and the existing infrastructure like school, hospital, cultural centre and recreational centre along with utility and services were judicially placed along the central arterial road.
There was conscious attempt to make the parking underground by elevating the ground level for pedestrian activity. The unit clusters were placed to extract maximum shaded area and contiguous courtyards were connected at the ground level for pedestrian free flow and a meandering landscape to complement the community activity. All the CPWD model plans were remodelled and redesigned for natural light along with sustainability principals providing ample views to courtyard and green spaces.
